Hi guys. The first video in our series, then, of growing areas, areas on the rise, is about Clermont.
Clermont is actually on the side of Winter Garden, it's connected to Winter Garden and Clermont to the south reaches here to Kissimmee, Davenport as well. It's a residential area and it's growing a lot.
The Clermont region has a distinctive, interesting feature: the terrain is very different. You notice more hills. So you get a different view, which we don't see much of in Orlando, which is a very flat area.
Another important and striking thing about Clermont is that 63% of the houses were built after 2010. This gives the area a much newer feel and atmosphere. The roads, the streets, are newer. The condominiums, the newer developments already have a whole leisure infrastructure and everything that people today are looking for when they make an investment to live and what they want in the place where they are looking for a home.
Well, the reference highway we have in Clermont is Highway 27. It's Clermont's expressway. It actually crosses Clermont from north to south and joins up with other towns that we're also going to explore.
But if you take Highway 27 and Colonial, which is the 50th, it's an area where you can see even older condominiums, a lot more commerce, there's traffic. We see a much better infrastructure. There are restaurants, shopping centers, stores, car stores and several residential developments there as well.
A little further south, another important intersection is 27 and Marsh Road. Marsh Road is an interesting street because it actually connects to Winter Garden. It's an area where you still see empty lots and available lots. But it's impressive, when you drive down Marsh Road, how many condominiums and developments are already taking place there. As I said, Marsh at the moment is joining Clermont to WinterGarden, which has been, if you put it like that, ahead in development for a few years. And there you see large condominiums being launched now, soon. Some with large plots of land at the bottom of the lake, it's still a region that has a lot of lakes and a lot of water. So we still see a lot of opportunity in this area, but it's an area that is already communicating with Winter Garden.
Now, something very interesting, very cool to understand, is: if you continue following Highway 27 south, a little further, you'll come to a junction, which is Schofield. Schofield is a new street, so new that it's not even paved yet. In fact, it's interesting to see the images. There's nothing around it. Schofield connects 27, which is Clermont, with Avalon, which is Winter Garden. Just as a comparison, Avalon, Winter Garden, five years ago was practically a dirt road with nothing on it. Today we have countless condominiums on Avalon. It's an extremely developed street. There's even a school opening on Avalon itself, inside some of the condominiums on this street.
Why is this important? Because the point here is to show that there are areas that we can't yet see developing, but that have enormous potential. Our investors, our clients, who understood this vision four or five years ago and made an investment in the Avalon area, deWinter Garden, at that time, today are having a very positive return because they were able to understand and visualize the potential of that area.
This story is being repeated today in various areas, specifically now in Clermont, especially in the Schofield area. It's interesting to understand everything that's going to happen there [we'll soon be talking more about the giant sports complex that's going to be built in Schofield, Olympus]. The number of condominiums that are coming up, the amount of land there is to invest and the enormous potential for appreciation in the short and medium term. At this point, the appreciation will be much greater. You're buying and investing in a property or land below market value, because there isn't yet such a perfect infrastructure in a very close radius. This will certainly increase in value and you will then have a much greater financial return, a much greater resale capacity in a few years. We're talking about four or five years and it will be full of condominiums and various things happening.
If we continue on Highway 27, we'll end up on US-192. We end up in Kissimmee. So, and in these areas where we're going down Clermont, even closer to US-192, closer to Kissimmee, today we already have large condominiums coming up, we already see signs and several developments already being launched there. It's also an area on the rise. You see markets, you see very modern, very new shopping areas and there's a lot of demand for this area.
