As Orange County continues to grow, a neighborhood in West Orange County continues to stand out as the most attractive option for new residents.
According to an analysis of Census Bureau data, ZIP Code 34787 —which covers Winter Garden and Horizon West —has seen the largest increase in new residents since 2019. Between 2019 and 2023, the area gained more than 23,000 new residents, the highest growth recorded among all ZIP codes in Orange County.
“All of this is driven by accessibility,” Scott Ramey, vice president of Newmark, previously told the Orlando Business Journal. “People are focusing on this area because it’s a new region, but also because of its excellent connectivity to the entire Orlando metropolitan area.”
Other neighborhoods in West Orange County —including the ZIP code that covers parts of Dr. Phillips, Golden Oak, and Apopka —saw population increases of 4,595 and 3,840 residents, respectively. Windermere, meanwhile, saw a population decline of about 2,000 residents during the same period, as did Gotha. Ocoee, on the other hand, experienced more modest growth, with 449 new residents.

Intra-state migration to Central Florida dropped significantly in 2023. Even so, Florida remained among the most popular destinations for residents of other states, welcoming more than 126,000 new residents from outside the state.
In the case of Orange County, population growth came primarily from international migration. The county recorded a net loss of approximately 6,560 domestic migrants, as more residents from other states left than moved in.
On the other hand, approximately 19,160 international migrants moved to the county in 2023. This figure includes Horizon West, which has recently become a highly sought-after area for foreigners looking for opportunities in the real estate market.
“We’re used to seeing many international buyers moving to Florida,” said Lawrence Bellido, president of the Orlando Regional Realtor Association. “Orlando’s real estate market is a true cultural melting pot, driven by a strong influx of international residents.”
