Taylor Morrison has begun construction on its latest resort-style community, Esplanade, located in the Wellness Way area of Lake County. The land was acquired shortly before the Thanksgiving holiday, marking yet another significant development in the region’s real estate market.
In partnership with New York-based Kennedy Lewis Investment Services, the Arizona-based developer acquired the McKinnon Groves development, a 358-acre site. This deal was completed through a series of transactions totaling $59.6 million, marking one of several high-value deals closed at Wellness Way this year.
Launch Plan and Project Features
According to Brian Brunhofer, president of Taylor Morrison’s Orlando division, sales are expected to begin in the spring of 2026. Although some Esplanade communities are geared toward residents aged 55 and older, most of them are open to people of all ages.
“Esplanade isn’t a brand aimed exclusively at active adults, but rather at those seeking a resort-style lifestyle. Our home and recreational area designs are created so you can live as if you were on vacation every day,” said Brunhofer.
The development will be built in four phases, starting at Hartwood Marsh Road and proceeding southward. Phase 1 will include 266 homes, while the entire project will consist of 658 homes. Options range from townhouses, starting at $345,000, to single-story single-family homes, starting at $430,000. The largest floor plan is just over 3,000 square feet and starts in the $600,000 range.

The highlight of the community is its resort-style recreational area. Among the planned amenities are:
- The Venue: a space that will feature a state-of-the-art gym, a spa treatment room, fully equipped locker rooms, and a lounge area.
- Resort pool with cabanas.
- Sports courts for pickleball, tennis, and bocce.
- Bark parks for pets.
- Bahama Bar: a full-service bar and restaurant by the pool.
History of the Esplanade Brand
This will be the fourth Esplanade development in Central Florida. The brand made its debut with the sales success of the Esplanade at Highland Ranch, an exclusive 55+ community in Clermont, and continues to expand its presence with new projects in Westview and Center Lake Ranch.
